When a window stops working, the glass is rarely the problem. Windows open, stay open, close, and lock because of small mechanical systems — balances, crank operators, and locks — and in South Florida those mechanisms live a hard life of salt air, humidity, and storm-season use. Each system fails in its own way, with its own symptoms.

• Balances — the reason a hung window will not stay up. Single-hung and double-hung windows are counterweighted by spring-loaded balances hidden in the side jambs. When one fails, the sash slams down or drifts closed, the window turns suddenly heavy to lift, or one side drops lower than the other. A sash that can drop on its own is a safety hazard, and a window propped open is not sealing or locking. The repair is balance replacement — correctly rated assemblies matched to the sash’s weight, typically done on both sides so they age evenly. The window itself does not need replacing.
• Crank operators — the reason a casement window will not open or close. Casement and awning windows open with a geared crank operator, and salt air corrodes its gears and pivot points. The handle spins but nothing moves when the gear is stripped; the window will not close the last inch when the arm is bent, corroded, or detached; a stiff, gritty crank is advanced corrosion — and forcing it is what strips the gear. The fix is a replacement operator matched to the window: operators are handed left and right and sized to the sash, so the match matters.
• Locks — the reason a window will not secure. Sash locks wear until they no longer draw the two sashes together, and casement locks corrode until the handle will not throw. If the lock handle moves but the window can still be pushed open, the opening is unsecured — and on impact windows, a lock that will not engage also means the window is not performing the way it was installed to. Lock and keeper replacement is a parts-level repair in most cases.

Balances, operators, and locks are replaceable components — a window with a sound frame and good glass usually needs its mechanism repaired, not its replacement. Replacement enters the conversation when the frame is damaged or rotted, or a mechanism has been discontinued for that window with no compatible equivalent.
