Sliders opening to the river and the dock, restored at the hardware that carries them.

Where We Work
Tequesta is where our coverage ends — the northern boundary of the territory, a village wrapped around the forks of the Loxahatchee River just south of the Martin County line. Its character is riverfront and residential: single-family streets under old canopy, homes along the water with docks out back, and the inlet a short run east. LM Doors and Windows Repair covers door repair, window repair and door replacement throughout Tequesta — the last stop north, served on the same terms as the first.

What We Do
Riverfront doors and family-home windows, at the top of the map — Same-Day Appointments Available.
Sliders opening to the river and the dock, restored at the hardware that carries them.
Fresh rollers fitted and tired rails rebuilt for the village's patio panels.
Front doors squared up and sealing cleanly on homes of every decade here.
Rated storm glass inspected at its seals and serviced before the season.
Shopfront and office doors along the village's US-1 frontage, kept working.
Shower doors in family baths trued up, re-rolled and sealed.
Cranks, balances and latches for the older window stock, renewed piecemeal.
New sealed glass for fogged units, dropped into the frames that stand.
Lanai screening replaced where the river damp has thinned the mesh.
Most Requested
Tequesta's houses turn toward the river. Along the Loxahatchee's forks and the canals off them, the living side of the house is the water side, and the sliding doors between the room and the lanai run constantly — for the breeze, the dock, the boat, the evening. The air they work in is river air with the ocean in it: the inlet is close, and the humidity carries salt far enough to matter. Panels drag here the way they drag everywhere — roller by roller, season by season.
Our crew takes the panel down and reads its bottom edge like a logbook. On our sliding glass door repair visits the worn wheels — flattened, pitted, sometimes split — come off, and stainless-steel, corrosion-resistant rollers go on in their place, because nothing else lasts in air this wet. The rail is then made honest: cleaned to metal, capped if dragging has dished it, swapped if it is through. Last, the door is hung level so its lock drops in without persuasion. The whole anatomy is drawn out on our sliding door roller & track repair page. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.
River rain is the audit that follows. It arrives horizontally, off the water, and a panel riding low presents it with an open line at the meeting stile; a panel riding true presents a seal. That is why we count the dragging door and the damp track as a single fault with a single cure.
Windows
The village's windows are a settled family mix — hung units and sliders, awning windows in the older ranch homes, newer rated glass where houses have been updated. What gives out is the working gear: sash balances first, then the locks that pull a unit closed, the little crank gearboxes on the awnings, the guides inside the sliders. Our window repair crews renew them singly, on the standing principle that a frame which has behaved for decades has earned the benefit of the doubt.
A fogged window is not a failed window — it is a failed sandwich of glass. The sealed unit between the frame's edges has breathed in river damp and misted from inside; through window glass replacement we change the sandwich, not the window. Storm-rated glass is tended on the impact windows and doors side of our work, and lanai mesh that has gone slack or brittle is replaced under screen repair.
Tequesta keeps its houses, and we work in that spirit: renew the mechanism, respect the frame. The exception proves itself when it appears — a sill gone soft, a frame sprung past truing — and on that day we will show you the rot with a fingertip and let the evidence argue for the bigger job.
Repair or Replace
At the north edge we sort doors the way we sort them everywhere: fixable with a part, or finished and due for farewell?
Repair — Wheels worn down to their axles, a keeper missed by a hair, one dished length of rail, a balance that has snapped its cord. Hardware, every item of it, and hardware is what a door repair visit exists to renew.
Replacement — Timber soft at the base, a crack running the frame's length, a unit damaged beyond its parts, or owners electing rated glass: a door replacement, measured twice and hung once.
Sliding doors — No door in the village repays service like a sliding glass door: wheels, rail, lock and level between them account for nearly everything one can do wrong.
Impact / hurricane doors — A rated door is a system under tension: slab seated, seals continuous, hardware drawing it home. We test the system as a system, and a shortfall gets reported in so many words.
Whichever way a Tequesta door falls, you will hear the reasoning from the door itself — we just translate.
For Businesses
Tequesta's commercial doors are the working entries of its small US-1 frontage and village services — shopfronts, offices and service doors that open and close all day and fail at closers, hinges, pivots and locks. Our commercial door repair crews maintain that hardware in place, and when a door has given all it has, commercial door installation hangs its replacement in the same frame.
Local Conditions
River air with the ocean in it: Tequesta sits where the Loxahatchee meets the inlet's weather, and its doors age by both.
Homeowners & Riverfront Living
Tequesta runs on homeowners: the call comes from the household, and the visit is arranged on its schedule. Some riverfront homes sit inside associations or are manager-held part of the year; for those, the visit is cleared with the association or the manager before a single tool comes out. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
A family holding a second property up this end of the county — or a manager watching several — can gather the doors onto a single list through our association and property-manager services page, and deal with one crew for all of them.
Neighborhoods
The riverfront streets · The Country Club side · The interior family blocks · The US-1 village frontage · ZIP 33469.
Tequesta divides by water and by street: the homes along the Loxahatchee's forks and canals, where the sliders face the river; the golf-side streets by the country club; and the interior family blocks between, where the stock is ranch homes and their updates. The doors differ mainly in outlook and age of hardware — riverfront panels weather fastest, interior hardware lasts longest between services — and the village is compact enough that a crew learns the pattern quickly.
Tequesta keeps a single ZIP of its own in all but name: 33469. Look for it within the county ranges on our Palm Beach County page, where the checker will confirm any address in the village.
Common Questions
Expect the panel to come down and the bottom edge to tell on itself: wheels worn flat, a rail dished where the panel has been plowing it. Fresh stainless rollers go on, the rail is capped or renewed, and the door is re-hung level so the lock drops in by itself. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.
They do — the boundary of a service area is a line we drew around the places we serve, and Tequesta is inside it by name. A call from the village books with the same priority, the same crew and the same standard as a call from the county seat.
Same-Day Appointments Available — call (305) 833-9474 to schedule.
Blame the partnership: the river supplies the vapor, and a perished edge seal on the glass unit waves it in. Between the panes it condenses; on the room side it merely annoys. A fresh sealed unit, swapped into the same frame, ends the partnership for good.
Happily — lanai mesh in river damp has a working life, and renewing it is ordinary maintenance. We fit new mesh to frames that are sound, replace panels that have gone brittle, and true up the screen door's hang and latch while we are there.
Put it down to the door's hang, most times: years of its own weight worry the hinges loose until the bolt rides a fraction low. Resetting the hinges and strike, and truing the slab in its frame, restores the lock's aim — joinery work, not replacement work.
Forty years is no age at all for a frame that was built properly, and most in the village were. Balances, locks and seals are the consumables, and consumables are renewable; we sound the frames as we work, and if one has gone genuinely soft you will be shown the spot, not sold a story.
It is the booking we recommend at this end of the county — the drive up argues for thoroughness. Read us the full list when you call and the day is planned as a single circuit of the house: every mechanism renewed, every seal read. Homes looked after by a manager are arranged with the manager first. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
