Sliding Glass Door Repair
Lanai and patio sliders serviced whole — rollers, track, lock and handle — on the original aluminum panels the Mainlands still run.

Where We Work
Few Broward cities were drawn as deliberately as Tamarac. The Mainlands sections laid out whole neighborhoods of single-story homes along canals for retirement living, and villa and condo communities filled in around them west of Commercial Boulevard. The doors of that stock share a profile: lanai sliders opened daily for fifty years, condo and villa hardware of the same vintage, screening that has faced a lot of summers. Residents here book LM Doors and Windows Repair for sliding work first and everything else after — door repair, window repair and door replacement across the whole city.

What We Do
Every service on this list is available citywide in Tamarac, from the Mainlands to the western villas — Same-Day Appointments Available.
Lanai and patio sliders serviced whole — rollers, track, lock and handle — on the original aluminum panels the Mainlands still run.
Worn rollers swapped for corrosion-resistant sets; rails straightened, capped in stainless or renewed where decades of use have grooved them.
When a Mainlands slider is beyond a sound repair, the complete unit is replaced — panels, frame and hardware fitted properly.
Hinged patio and French doors re-hung, aligned and re-sealed — hinges, astragals, latches and weatherstripping.
Entry doors on villas and single-family homes re-hung and re-latched — hinges, frames, thresholds, weather seals.
Rated hurricane units checked for seals, fit and alignment, serviced, and replaced when one can no longer hold its rating.
Commercial Boulevard storefronts and offices kept trading — closers, locks, pivots and storefront glass.
Shower doors that squeak, leak or hang loose put right — hinges, rollers, seals and glass.
Windows fixed at the part that failed: a balance, a crank, a lock — not replaced out of habit.
New panes for cracked and fogged glass, measured and set into the frame already in the opening.
Lanai, patio, window and door screening replaced or re-fitted where the old mesh has torn or gone slack.
Most Requested
The signature Tamarac door is the lanai slider: two or three aluminum panels between the living room and a screened patio, opened morning and evening for decades. That duty cycle writes its own failure list — rollers flattened to a stop, tracks grooved and green with canal-side oxidation, locks that have been forced against misaligned keepers for years. Our sliding glass door repair service is built around exactly that door, in exactly that stock.
The repair works from the bottom up. Panels come off, dead rollers come out, and corrosion-resistant replacements go in sized to the panel. The rail is cleaned out, leveled where it has sagged, capped with stainless where its running face is worn thin, or swapped where it is past help. Then everything is set afresh — alignment, lock, latch — until the panel closes square and catches without a fight. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required. Full hardware detail is on our sliding door roller & track repair page.
Villas and condos add their own wrinkle: narrower panels, older lock patterns, and association rules about who may do what to an exterior. The mechanical answer is the same — renew the running gear, true the panel, restore the seal — and the paperwork is handled with your community’s requirements in view from the start.
Windows
Tamarac’s windows are the partners of its sliders: hung sashes on tired balances in the single-story homes, awning and casement units on crank operators in the villas, horizontal sliders in the condo buildings. Our window repair service treats them at the level of the failed component — the balance that surrenders and drops the sash, the operator whose gears strip, the latch that no longer pulls the window shut against its seal.
Where glass itself is the problem — a cracked pane, or the milky fog of a failed insulated seal — window glass replacement sets a new pane into the frame you already have, provided the frame is sound. Rated units route through impact windows and doors, and the screened lanais this city lives behind belong to screen repair when their mesh tears or sags.
In retirement stock, the honest default matters. Most Tamarac windows need one part, not a funeral: we repair what failed, show you the worn component, and reserve replacement talk for frames that have genuinely rotted or racked out of square.
Repair or Replace
Fifty-year-old doors invite the question on nearly every Tamarac visit. This is how we answer it.
Repair — Rollers ground flat, one grooved stretch of rail, a sash that drops, a latch that misses by a quarter inch. Part failures on sound frames, closed out by a focused door repair.
Replacement — A frame rotted through, damage across the whole unit, or a chosen upgrade to hurricane-rated protection: a full door replacement becomes the sensible spend.
Sliding doors — Everything that wears on a sliding glass door is a replaceable part, which is why these doors almost always belong in the repair column.
Impact / hurricane doors stand or fall on fit and seals. We check both on every service; a unit that can no longer hold its rating gets a straightforward replacement recommendation.
The frame makes the call. We inspect, we show you what we found, and the recommendation follows the evidence.
For Businesses
Commercial Boulevard is Tamarac’s working spine — plazas, restaurants, medical and professional offices whose front doors take public traffic all day. A closer that slams, a lock that sticks at opening time or a storefront panel hanging out of true is a business problem, not a nuisance. Our commercial door repair covers the hardware — closers, locks, hinges, pivots, storefront glass — and commercial door installation handles the change when a door is finished. Book around your hours; we will fit the visit to them where we can.
Local Conditions
A city drawn around canals and screened patios gives hardware a damp, gritty, fifty-year shift — and the stock is old enough to show it.
Condos & HOAs
Tamarac runs on communities: the Mainlands sections, villa developments and condo buildings each carry association rules about exterior doors, glass and hardware. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins. Tell us your community’s process when you schedule, and the visit is planned inside it.
Boards and managers can read our common-area and in-unit scope on the door and window services for associations and property managers page.
Neighborhoods
The Mainlands sections · The Woodmont area · Commercial Boulevard · The western villa communities · The McNab Road corridor · And the canal-side streets throughout.
The Mainlands came first: section after section of single-story homes on canal lots, built for retirement and still defining the city’s east side. West of them, villa and condo communities and the golf-course neighborhoods around Woodmont run larger and newer, but the door profile rhymes — aluminum sliders to patios and lanais, hung and awning windows, hardware that has been cycling since the community was built. Age is the shared condition; the repair list follows from it.
Tamarac addresses fall in 33309, 33319, 33321 and 33359, each within the Broward County ranges listed on our Broward County page — the ZIP checker there confirms coverage for any address in the city.
Common Questions
That heaviness is the classic symptom of flattened rollers running in a grooved track. We take the panel off its track, fit corrosion-resistant rollers, repair or renew the rail, and set the alignment true again — the door goes back to moving the way it did when the house was new.
Yes — the Mainlands sections are core Tamarac territory for us: lanai sliders, entry doors, windows and screens on the original single-story stock. Tell us your section’s access or association requirements when you book, and we will plan the visit around them.
Usually, yes. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.

Yes. Lanai and patio screening is part of our screen service, along with window and door screens. We re-screen panels where the frame is sound and replace damaged sections where it is not, so the patio is usable — and the sliders behind it stay cleaner — again.
A hung sash that will not stay up has lost a balance — the spring-loaded mechanism that carries the sash’s weight. Balances are replaceable parts; we fit the correct pair and the window holds position again, without replacing the window.
Usually, yes — age alone does not condemn these doors. Their glass and frames routinely outlast their hardware by decades, and rollers, tracks, locks and handles are all replaceable. We inspect the frame first and only raise replacement when the frame itself has failed.
The canal-side air is the cause, and the answer is material: corrosion-resistant and stainless-steel components in the running gear, renewed weatherstripping, and a track kept clean of the grit that holds moisture against the metal. It does not stop the environment; it stops the environment winning.
