The full sliding mechanism serviced — rollers, track, lock and handle — on the aluminum panels most Sunrise homes still run.

Where We Work
Sunrise runs two kinds of doors at once. Around Sawgrass Mills and the arena district, storefronts and restaurant entries cycle thousands of times a week; a few streets away, single-family neighborhoods and condo communities like Sunrise Lakes run older aluminum sliders whose hardware has been working since the homes were built. The Oakland Park Boulevard corridor ties the two together. Local properties across Sunrise count on LM Doors and Windows Repair for the full door-and-window list — door repair, window repair and door replacement.

What We Do
Residential streets and retail corridors alike draw on the same list below in Sunrise — Same-Day Appointments Available.
The full sliding mechanism serviced — rollers, track, lock and handle — on the aluminum panels most Sunrise homes still run.
Flat-spotted rollers replaced, grooved rails straightened, capped or renewed so panels glide instead of grinding.
Front doors that sag, stick or miss the latch put right — hinges, thresholds, frames, locksets.
Hurricane-rated doors and windows serviced for fit and seals, and replaced when a unit stops holding its rating.
Storefront and restaurant entries around the Sawgrass district kept open for business — closers, pivots, glass.
Shower enclosures tightened up — loose panels, tired seals, squeaking hinges and worn rollers sorted.
Windows repaired at the failed component — balances, cranks, locks — rather than condemned as a set.
Cracked or misted panes swapped into the frame that is already standing in the wall.
Window, door and patio screening renewed where age, pets and storm debris have shredded the mesh.
Most Requested
Most Sunrise homes were built when aluminum sliding doors were simply what a Florida house had, and a large share of those original panels are still in service. They fail politely, one part at a time: a roller flattens and the panel starts to drag, the track grooves under decades of grit, the latch drifts a quarter inch out of line with its keeper. Our sliding glass door repair work is aimed squarely at that stock — original doors, kept original, with their running gear renewed.
Under the panel is where the job happens. Worn rollers come out; corrosion-resistant replacements go in. The rail is cleaned, straightened where it has dipped, capped in stainless where the surface is worn thin, and renewed where the wear runs deeper. We reset the lock and handle so the meeting stile pulls shut square and seals against the weather. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required. The hardware detail lives on our sliding door roller & track repair page.
A worn slider is also a security question. A panel that sits low in a grooved track can be lifted and worked in ways a sound one cannot, and a latch that misses is a door that is never truly locked. Re-seating the panel, truing the frame line and renewing the lock hardware closes that gap — and new weatherstripping keeps the summer downpours on the outside of the glass.
Windows
Sunrise windows divide by era. The older single-family streets run hung windows on balance mechanisms and horizontal sliders on small rollers; the condo communities run much the same hardware at greater age and density. Our window repair service works through the failure list part by part — a balance that lets a sash slide down on its own, a crank that spins without moving a casement, a lock that no longer draws the rails together.
Glass brings its own calls: panes cracked by yard equipment and storm debris, insulated units gone cloudy where their seals failed. Through window glass replacement, the frame you have keeps its job — a new pane is what goes in. Hurricane-rated windows follow the impact windows and doors service path, and damaged screening on windows, doors and patios is handled by screen repair.
Our standing position in Sunrise is that an old window is not automatically a dead one. Hardware fails years before frames do, and a part-level repair usually restores full function. If an inspection finds a frame that has genuinely given up, we show you the rot or the rack and the replacement conversation starts from evidence, not from a sales target.
Repair or Replace
Original doors and windows raise the question more than most. Here is the split we apply on Sunrise inspections.
Repair — A dragging panel, a run of grooved track, a latch missing its keeper, a sash that will not stay up. Hardware problems on honest frames, answered by a focused door repair or its window equivalent.
Replacement — Frames cracked, rotted or racked, damage spread through the whole unit, or a planned step up to hurricane-rated glass: the territory of a complete door replacement, measured and fitted to the opening that is already there.
Sliding doors — The most recoverable doors in the city. Rollers, tracks, locks and alignment between them answer nearly every way a sliding glass door misbehaves.
Impact / hurricane doors hold their rating at the fit and the seals, so both are checked whenever we service one; a unit that can no longer hold the rating is a replacement conversation, plainly stated.
We will tell you which side of the line your door sits on, and the inspection — not a quota — is what decides it.
We apply the same plain dealing to price: what drives the cost of a door or window repair is written out in our guide, factor by factor.
For Businesses
Sunrise is one of the few Broward cities where commercial work stands level with residential. The Sawgrass Mills district and the arena zone concentrate storefronts, restaurants and service businesses whose entries cannot drag, stick or stand open; Oakland Park Boulevard adds offices and clinics the length of the city. Our commercial door repair service looks after the hardware those doors depend on — storefront glass, closers, pivots, locks and hinges — and when a unit reaches the end of its life, commercial door installation is the next step. Share your opening hours when you book; the visit is scheduled around them wherever the work allows.
Local Conditions
An inland city gets no sea breeze discount. Heat, grit, humidity and storm water do the wearing here, and older aluminum hardware feels all four.
Condos & HOAs
Condo communities — Sunrise Lakes and its neighbors on the east side, villa communities west — put association terms around any door or window work that touches a building’s exterior. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins. Raising the building’s requirements at booking puts the paperwork in front of the appointment, not behind it.
Association boards and managers can see the full scope for shared entrances and in-unit work on our association and property manager services page.

East Sunrise is the older city: Sunrise Lakes and the streets around Oakland Park Boulevard, where condos and single-family homes run original aluminum sliders and hung windows at forty-plus years of service. West, toward the Sawgrass district, the stock turns newer and larger — bigger homes, bigger panels, and a retail-and-arena commercial zone that keeps its own door demands. The failures differ with the stock: the west wears out running gear under big panels; the east wears out builder-grade hardware on a schedule.

Common Questions
Very often, yes. Sunrise Lakes-era aluminum panels usually fail in their hardware, not their frames: rollers flatten, tracks groove, latches drift. We inspect the frame first, and where it is sound, new rollers, track work and a reset lock return the door to easy service — no new door required.
Yes. Shops and restaurants in the Sawgrass district and along Oakland Park Boulevard call us for closers that slam or leak, locks that stick, pivots that sag and cracked storefront glass. Give us your hours when you book, and the visit is scheduled around them wherever the work allows.

Almost never all at once, and often not at all. Original Sunrise windows typically fail at their moving parts — balances, cranks, locks, small rollers — and those parts are replaceable. We replace the part that failed and keep the window in service; a frame that has truly failed is the only reason to talk about a new window.
In many cases, yes. Fogging means the insulated unit’s seal has failed, and the pane can usually be swapped into the existing panel and frame. If the frame itself is damaged, we will show you what we found and talk through the replacement honestly.
The two symptoms usually share one cause: worn rollers let the panel drop, the dropped panel drags, and its latch ends up below the keeper it is meant to meet. New rollers, track attention and a lock reset solve the weight and the security problem in the same visit.
Repair is usually the right first answer. The glass and frames of these doors routinely outlast their hardware by decades, and everything that wears — rollers, tracks, locks, handles — is replaceable. The frame gets inspected first, and the answer follows it: sound frame, hardware repair; failed frame, said out loud.
