Sliding Glass Door Repair
Estate sliding walls to beach and garden terraces, brought back to a one-hand roll.
Home/Service Areas/Sea Ranch Lakes
Where We Work
Sea Ranch Lakes is the smallest place we serve in Broward: a gated oceanfront village of a few hundred residents, folded behind its gate on the barrier island between the Atlantic and the Intracoastal, its streets looped around the little lake the village is named for. Every home here is a single-family estate home, and just about every one of them opens to the water or the garden through big sliding glass. LM Doors and Windows Repair covers door repair, window repair and door replacement throughout the village — gate coordination included.
What We Do
The full service menu, sized to estate homes behind one gate — Same-Day Appointments Available.
Estate sliding walls to beach and garden terraces, brought back to a one-hand roll.
Roller exchanges and rail restoration for the tall, heavy panels these homes run.
Entry doors fitted, hung and sealing square at the village's formal fronts.
Hurricane-rated doors and windows serviced for fit and seals ahead of the season.
Doors for the village's own small facilities and its beach-side amenities.
Shower enclosures in the primary suites re-hung and rolling true.
Window balances, cranks and locks renewed at the component that failed.
Fogged insulated units and cracked panes replaced within their existing frames.
Patio and pool-cage screening renewed where the sea air has thinned it.
Most Requested
A Sea Ranch Lakes home turns on its sliding doors. The houses sit between ocean and lake, oriented to breeze and view, and the glass walls between the rooms and the terraces are opened and closed all day, every day, in air that comes straight off the Atlantic. The panels are estate-scale — tall, wide, heavy — and the failure arrives the way it always does with weight and salt: a roller corrodes, flattens, and starts to plow the rail instead of rolling on it, and a door that once moved with a finger needs a shoulder.
Behind the gate, the repair is done properly or not at all — the village's scale allows nothing sloppier. Our sliding glass door repair method for these walls runs in a fixed order: out comes the panel; off come the spent wheels; in their place, stainless-steel, corrosion-resistant rollers go under the glass — the only specification that survives this air — and the rail is dressed back to a true running surface, sleeved where plowing has cut it deep, renewed where it is cut through. Then the wall is set plumb in its frame so the lock draws it home evenly along its length. The specification is documented on our sliding door roller & track repair page. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.
Owners notice two changes after such a visit, and the second surprises them: the wall is light again — and the rooms are quieter and drier in a blow, because a panel riding at its designed height presses its seals the way the maker intended.
Windows
The village's windows are estate windows — big fixed lights beside the view, operable units where the breeze is wanted, drawn from several generations of building and renovation. They fail at the small moving parts: balances, crank operators, locks, seals. Our window repair works precisely there, part by part, because the frames in these houses are substantial and usually nowhere near done.
Glass is where the sea announces its victories — a unit gone to fog where its edge seal surrendered, a pane starred by storm-borne debris. Both are unit problems, not window problems: window glass replacement sets a fresh sealed unit into the standing frame, the impact windows and doors path tends the rated glass, and pool-cage mesh thinned by the air is renewed under screen repair.
In a village of this value and this size, nobody wants a sales pitch at the door — and they will not get one. We read the opening, say what failed, and repair what is repairable; when a frame has truly finished its service, the evidence is shown and the replacement conversation happens with it on the table.
Repair or Replace
Behind the gate, the repair-or-replace line is drawn the same way as everywhere — at the evidence:
Repair — Rollers at the end of their life, a worn run of rail, a latch out of line, a balance that drops a sash. Component stories, closed by a focused door repair that leaves the opening as built.
Replacement — A frame corroded or rotted through, damage across the whole unit, or a planned upgrade to rated glass: a measured door replacement, scheduled around the household or its manager.
Sliding doors — The village's glass walls were built to come apart for service; their complaints reduce, nearly every time, to wheels, rail, lock or level — the four corners of a sliding glass door service call.
Impact / hurricane doors — On this coast a rated door is audited, not assumed: we verify its seating and its seals, and any unit that would no longer perform as rated is flagged before the season, not after it.
Small village, same standard: the door's own condition makes the call, and we make it in the open.
For Businesses
Sea Ranch Lakes has no shopping strip and no offices; its commercial doors are the village's own — the gatehouse and beach-facility entries and the working doors of its small municipal operation. They are few, they are used daily, and they fail at the ordinary hardware: closers, hinges, pivots, locks. Our commercial door repair looks after that short list properly, and commercial door installation handles the rare occasion when one of those entries is replaced outright.
Local Conditions
An island village end to end: ocean in front, Intracoastal behind, a lake in the middle — and salt in every breath of air between them.
Estate Homes & the Gate
Nearly every visit here begins with an arrangement: a call to the gate, a manager or caretaker expecting us, work hours that respect the village's quiet. Many homes are run by managers or staff for owners who are away part of the year, and our scheduling runs through whoever holds the keys. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
For a manager answerable for several homes — in the village or scattered along this coast — our association and property-manager services arrangement gathers every property onto one service footing, with one standard of work and one report to read.
Neighborhoods
The oceanfront homes · The lake-loop streets · The Intracoastal side · The beach club end of the village · ZIP 33062.
Sea Ranch Lakes does not divide into neighborhoods; it divides by outlook. The oceanfront row takes the weather full in the face; the streets around the lake sit a hedge back from it; the Intracoastal side faces the calmer water and the docks. The stock is one stock throughout — estate single-family homes with big glass — and the difference the address makes is exposure: how fast the salt reaches the hardware, and how hard the wind leans on the seals.
The whole village runs on ZIP 33062 — within the Broward ranges published on our Broward County page, where the coverage checker confirms any address behind the gate.
Common Questions
Expect the wall to come down to its running gear: wheels corroded flat by the salt, a rail scored where the panel has been plowing it. Fresh stainless rollers go under the glass, the rail is dressed or sleeved back to true, and the wall is re-seated plumb so its lock draws evenly. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.
One thing: let the gate and whoever manages the home know we are coming, or tell us who to coordinate with when you schedule. We are used to gated villages — arrival is arranged in advance, and the visit runs to the village's and the household's requirements from the gate inward.

Glass, happily. The window — frame, hardware, wall around it — stands innocent; what failed is the hermetic edge of the insulated unit, and the fog is sea damp living between the panes. A fresh unit in the same frame restores the view and ends the matter.
The cycle can be lengthened, not repealed: ocean air embrittles mesh on a schedule. We re-mesh with the exposure in view and inspect frames and fasteners in the same visit, since corroded fasteners are usually what turns a tired screen into a torn one.
Settling and hardware wear, in most houses: the slab drops a fraction on its hinges, the latch meets the strike off-center, and the lock works against the misalignment. The cure is hinge, strike and alignment work — the door re-trued in its frame — not a new door.
Yes; that is a normal arrangement here. Work is scheduled through your manager, caretaker or house staff, access is authorized ahead of time, and completion is reported the same way. When you schedule, tell us who runs the house and we coordinate everything through them.
They can, and behind a gate that is the efficient way to book: one arranged arrival, every opening read in a single pass, mechanisms renewed and seals checked throughout. List everything when you call and the visit is planned as a whole. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
