Where We Work
The Village of Pinecrest is Miami-Dade’s estate country: acre lots along the US-1 corridor and Old Cutler Road, mature canopy over quiet streets, and houses built at a scale where the sliding glass wall is ten feet wide and the front door is an architectural statement. Scale changes the work — oversized panels ride on rollers that carry real weight, and impact glass is measured in hundreds of pounds per unit. LM Doors and Windows Repair provides door repair, window repair and door replacement across Pinecrest.

What We Do
From the US-1 corridor to the Old Cutler Road estates, every service below is available throughout Pinecrest — Same-Day Appointments Available.
Estate-scale sliding glass walls returned to an easy roll — rollers, tracks, locks and handles, properly specified.
Heavy-panel roller and track work: stainless, corrosion-resistant components rated for the load they carry.
Grand entry doors re-hung, re-latched and resealed — hinges, locks, thresholds and frames.
Impact doors and windows serviced for fit, seals and hardware — and replaced as rated units when required.
Pool houses, garden structures and service entries kept working alongside the main house.
Shower enclosures across the main suites fixed — hinges, rollers, seals and glass.
Windows across the estates repaired at the part level: balances, operators, locks, latches.
Large and small panes alike replaced in their existing frames, including fogged insulated units.
Screens for porches, lanais and pool enclosures replaced or re-fitted.
Most Requested
Everything about a Pinecrest slider is bigger. The estates run walls of glass — multi-panel systems opening living rooms to pools and gardens, individual panels wide enough and heavy enough that their rollers live under loads a suburban door never sees. When those rollers wear, the owner feels all of it: a panel that shudders, drags and finally needs a hip to move it. The locks suffer too, because a panel riding low on flattened wheels cannot meet its keeper squarely.
Our sliding glass door repair specifies the repair to the panel: rollers in stainless-steel, corrosion-resistant construction, selected for the weight they carry; tracks cleaned, straightened where they have bellied under the load, capped in stainless where the rail is worn, and replaced where they are done. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required. Our sliding door roller & track repair page goes into the hardware in depth.
The result the estates are paying for is silence and ease: a ten-foot panel that rolls on two fingers, closes true, locks without argument and seals against the afternoon storms that roll in off the bay side. Re-seating, alignment and weatherstripping are finished as part of the same visit, not sold as extras.
Windows
Estate windows fail at estate scale too, but the failures are the ordinary ones: balances that let a tall sash drop, crank operators on casements and awnings that corrode and stiffen, locks and latches that stop pulling sashes shut. Our window repair answers at the part level across the whole house — one visit can work through a list of windows, because the parts are standard even when the openings are not.
Glass is the second list. Large insulated units fog as their seals age out, and a house this glazed always has one going. Window glass replacement puts a new unit inside the existing frame wherever the frame is sound. Hurricane-rated glazing is serviced through impact windows and doors, and the screening on porches and pool enclosures belongs to screen repair.
Where impact upgrades are the project — bringing an older estate up to current rated glass — the window work and the door work plan together, and our repair-versus-replacement advice below is the honest starting point: sound frames get parts, failed frames get candor.
Repair or Replace
At estate scale the stakes are higher in both directions — replacements cost more, and good frames are worth more. The test does not change.
Repair — Rollers crushed under heavy panels, a track scored by years of load, a latch defeated by a dropped panel, hinges sagging under a grand entry door. Part failures with part-level cures — a focused door repair that respects the architecture it is working on.
Replacement — A frame that has cracked or rotted, damage across a whole glazed wall, or a deliberate upgrade to current-code impact glass: that is the case for replacing the whole unit — a complete door replacement, custom-measured and finished to the standard of the house.
Sliding doors — Built to be serviced. However wide the system, a sliding glass door’s failures concentrate in its rollers, tracks, locks and alignment — every one replaceable without touching the wall it hangs in.
Impact / hurricane doors hold their rating on fit and seals, and at this size a small misalignment is a large leak. We verify both whenever we service one — and once a unit can no longer rate, our recommendation is replacement, plainly stated.
We inspect, we show you what we found, and we tell you which column the door belongs in. On estate stock, that honesty is worth more than anywhere else in the county.
For Businesses
Pinecrest is a village of houses, and its commercial doors are few but busy: the shops, restaurants and professional offices along the US-1 frontage and the South Dixie Highway corridor. Our commercial door repair keeps their entries cycling — closers, locks, hinges, pivots, storefront glass — and commercial door installation covers the change-out when a door is finished. Give us your trading hours and the visit is built around them.
Local Conditions
Pinecrest is inland enough to escape the worst salt and shaded enough to feel gentle — but its doors carry loads, water and years that smaller houses never ask of theirs.
Village & Association Rules
Estate work in the village runs on two sets of rules: Pinecrest’s own building requirements for exterior changes, and — in the gated and association-run pockets — the community’s. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
Property teams looking after more than one estate can read about our approach on the services for associations and property managers page, which covers entrances and in-unit work together.
Neighborhoods
The US-1 corridor · The Old Cutler Road side · The Red Road corridor · North Pinecrest · South Pinecrest
The village divides gently. Along the US-1 frontage sit the corridor businesses and the older estate streets behind them. The eastern side, toward Old Cutler Road, holds the largest lots and the bay-breeze end of the village, where the great glass walls face gardens and pools. North and south Pinecrest step down a little in scale — still large-lot, still canopied, still running the same oversized sliders and rated glass. One pattern of work crosses all of it: heavy panels, premium systems, and hardware that has been carrying both for years.
The village runs on one ZIP code, 33156 — within the Miami-Dade ranges on our Miami-Dade County page, whose ZIP checker confirms any Pinecrest address.
Common Questions
Yes — large panels are a specialty of the work here. Their size is exactly why their rollers matter: the replacements must be specified for the panel’s weight, and ours are, in stainless-steel, corrosion-resistant construction. The track is assessed under the same load logic — straightened, capped or replaced — so the finished panel rolls the way it did when the house was built.
It can — the village has building requirements for exterior changes, and some communities add association rules of their own. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.

The panel’s rollers are wearing flat under its weight, so it is sliding on friction instead of rolling. Left alone, the dragging scores the track and the dropped panel stops meeting its lock. New load-rated rollers, and track work to match the damage, reverse the whole sequence. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.
Yes — upgrading an estate’s openings to current rated glass is regular work here, and it plans best as one project across doors and windows. It starts with an honest survey: the frames that can carry rated units, the openings that need replacement, and the sequence that keeps the house secure throughout.
One problem, repeated: insulated seals aging out across a very glazed house. Each fogged unit can be replaced inside its existing frame, and a single visit can work through the list. The frames on Pinecrest’s estates were built to keep; it is the sealed glass units that are consumable.
Yes — the corridor’s shops, restaurants and offices are our Pinecrest commercial work: closers, locks, hinges, pivots and storefront glass, with installation available when a door is finished. Tell us your trading hours when you book and we will schedule around them.
Usually, yes — and at this scale the repair case is strong. Grand entry doors fail at their hinges, locks, thresholds and seals long before the door itself fails, and every one of those is a part. We inspect the door and frame first; replacement is recommended only when the structure itself has gone.
