Sliding Glass Door Repair
Estate-scale sliding walls — multi-panel systems spanning wide openings — leveled, resealed and returned to an easy roll.

Where We Work
Parkland is Broward County’s estate edge: big lots, horse properties along the western fringe, and gated communities like Heron Bay and the Parkland Golf & Country Club holding most of the housing. Homes here are large, and their openings are larger — multi-panel sliding walls that open a whole room to the pool terrace, tall double entry doors, walls of glass built to frame the lot. Hardware sized for an ordinary suburban slider is undersized here, and it wears like it. LM Doors and Windows Repair handles door repair, window repair and door replacement across Parkland, at the scale the houses demand.
What We Do
From the golf-community estates to the ranch streets out west, the full service list below is available throughout Parkland — Same-Day Appointments Available.
Estate-scale sliding walls — multi-panel systems spanning wide openings — leveled, resealed and returned to an easy roll.
Rollers and tracks specified for heavy glass: stainless, corrosion-resistant components matched to the panel’s weight.
Tall and double entry doors re-hung and resealed — hinges, pivots, locks and thresholds on estate frontages.
Impact doors serviced for fit, seals and hardware, and upgraded or replaced when the current units stop rating.
The city’s small professional and retail plazas — storefront entries, closers and locks kept cycling.
Shower enclosures in primary suites repaired — hinges, rollers, seals and glass.
Windows attended at the part level: operators, balances, locks and latches on large-format units.
Fogged insulated glass and failed panes replaced inside their existing frames.
Lanai and patio screening re-fitted or replaced where sun and storm debris have torn it.
Most Requested
The Parkland slider is not one panel on a track; it is a wall that moves. Three, four, sometimes six panels of laminated glass roll aside to join the family room to the pool terrace, and each panel carries its weight on a pair of rollers that were specified when the house was built — often for a lighter duty cycle than an estate’s entertaining life delivers. The failure is gradual: a panel that needs a shoulder, a rumble at mid-travel, a meeting rail that no longer seals because the lead panel has settled onto worn wheels.
Our sliding glass door repair is sized for these systems. Panels come off one at a time; rollers are replaced with stainless-steel, corrosion-resistant sets rated for the actual panel weight; tracks are cleaned, straightened, capped in stainless or renewed where the metal has scored. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required. The hardware detail lives on our sliding door roller & track repair page.
When the opening itself is the project — a frame that has corroded or racked, or an owner upgrading the whole wall to current impact glass — the work becomes a sliding door replacement, planned as one coordinated job with the association’s exterior rules handled before the first panel moves. Either way, the test is the same: a wall of glass one person can move with two fingers.
Windows
Estate windows fail at estate scale. The picture panes are large, so a fogged insulated unit fogs a large view; the casements run on operators that stiffen in inland heat and humidity; and the sheer count of windows in a big house means small part failures — a balance here, a lock there — arrive in clusters. Our window repair works at that part level, because the frames in Parkland’s stock are almost never the problem.
Glass is its own line of work: window glass replacement changes the failed insulated unit inside its existing frame, restoring the view without touching the home’s exterior lines — a detail associations here care about. Rated units are looked after under impact windows and doors, and lanai screening falls to screen repair.
Full window replacement is the last resort, not the first offer: a frame corroded through, a unit damaged past truing, glass that is simply no longer manufactured. Short of that, the repair keeps the original window — and the original look the community approved.
Repair or Replace
On an estate, the wrong call costs more in both directions — replacing a wall of glass that needed rollers, or nursing a frame that has genuinely failed. This is the order we work in.
Repair — Worn rollers under heavy panels, tracks scored by grit, locks thrown out of line by a settled panel, entry doors easing on their hinges. Wear with a mechanical cure, handled by a focused door repair visit inside the existing openings.
Replacement — Frames corroded or racked beyond truing, openings being reworked, or a planned upgrade of the whole elevation to impact glass: that is the honest case for a complete door replacement, scheduled around your association’s approval from the start.
Sliding doors — The strongest repair candidates in the house. A sliding glass door system’s failures concentrate in rollers, tracks, locks and alignment — every one replaceable — and a full sliding door replacement is reserved for frame failure or a deliberate system upgrade.
Impact / hurricane doors earn their rating on seals and fit, so service checks both: gaskets renewed, alignment corrected, hardware freed — and a straight replacement recommendation the season the unit stops rating.
We measure the opening and the wear before we advise, and we will show you exactly which column each door and window in the house falls into.
For Businesses
Parkland keeps its commerce deliberately small — professional offices, equestrian and home services, and a few retail plazas along the city’s edges rather than a commercial core. Those doors still cycle all day, and a failed closer or a dragging storefront entry is a business problem, not a house problem. Our commercial door repair covers closers, locks, hinges and storefront glass for the city’s working doors, and commercial door installation handles the replacement when a unit is finished.
Local Conditions
Parkland sits inland, away from the salt assault of the coast — but size is its own stress. Everything here is bigger, heavier and cycled across longer travel, and the wear math follows.
Gated Communities & Estates
Most Parkland addresses sit behind a gate or inside a community with design standards, and estate work runs on those rules: exterior profiles and finishes are approved, contractor access is scheduled, and paperwork precedes the truck. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
Managers and associations overseeing more than one property can see the wider arrangement on our association and property-manager services page — common-area doors and in-home work coordinated under a single contact.
Neighborhoods
Heron Bay · Parkland Golf & Country Club · The western equestrian streets · The ranch-style blocks off Holmberg Road
The city divides into three characters. East and center stand the gated subdivisions — Heron Bay’s villages and the golf community among them — where homes are newer, openings are largest, and association rules shape every exterior job. West, the lots stretch out: ranch homes, barns and horse fencing, doors built wide for equipment and animals as much as for people. Between them, the older ranch-style streets off Holmberg Road hold the city’s first generation of houses, whose original sliders and windows are now deep into their wear cycle.
Two ZIP codes cover the whole city — 33067 and 33076 — and both are shared with Coral Springs to the south, a mailing overlap that surprises nobody who lives on the line. Both sit inside the Broward County ranges published on our Broward County page, whose ZIP checker confirms any Parkland address.

It almost always is. Each panel of a multi-panel wall rides on two roller sets, and under estate-weight glass they wear flat and drop the panel onto the track. We fit stainless-steel, corrosion-resistant rollers rated for the panel’s actual weight and true the track at the same visit. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.
When the frame itself has failed — corroded through, racked out of square, or damaged — or when you are deliberately upgrading the whole opening to current impact-rated glass. Rollers, tracks, locks and seals are all repairable parts; we will show you which side of that line your wall is on before you decide.
Almost never. Fogging is the insulated unit’s seal giving up, not the window failing. We replace the glass unit inside its existing frame, so the exterior profile your association approved stays exactly as it was.
A survey of the openings first: which units already rate, which can be serviced back to a seal, and which are true replacement candidates. Replacements on estate elevations are sequenced with your association’s approval and scheduled as one project, not a series of surprises.
Yes — re-hanging, hinge and pivot work, lock and latch alignment, threshold and seal renewal. Tall doors sag and swell with the seasons; most are restored by hardware and adjustment rather than replacement.
Yes. Torn or sun-rotted screening on patio and lanai doors is replaced or re-fitted as part of our screen work, and we check the door’s own rollers and latches while we are there — the two usually age together.
