Where We Work

Door and Window Repair in
Miramar, FL

Miramar is Broward’s planned west side: mile after mile of subdivisions built from the 1990s onward — SilverLakes, Sunset Lakes, Riviera Isles — behind the gates and lake bends of the I-75 corridor. Those homes are now hitting the age where the original hardware gives out all at once: sliding panels that grind, balances that let go, lanai screens that tear at the corners. LM Doors and Windows Repair handles door repair, window repair and door replacement throughout Miramar.

Sliding Glass Door Repair in Miramar

Open the back of almost any Miramar house and you meet the same door: a wide patio slider running out to a screened lanai and a pool. In SilverLakes and Sunset Lakes those doors were installed by the builder in the same few years, which means their rollers are wearing out on the same schedule too. The symptoms arrive together — a panel that needs two hands and a shoulder, a scraping noise at the same spot on every pass, a lock that has to be lifted into place. It is rarely the door. It is the hardware under it, and hardware is replaceable.

Our sliding glass door repair service starts underneath the panel. Rollers come out and are replaced with stainless-steel, corrosion-resistant components matched to the door’s weight. The track gets cleaned out and inspected: straightened where a bent run is chewing up wheels, capped in stainless where the rail is worn thin, replaced where it is past saving. Then the panel is trued in its frame and the locks and handles are set, leaving the door shutting flush with its seal unbroken. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.

There is a second payoff in a subdivision home: a slider that seals properly keeps the air conditioning in and the afternoon storm rain out, and a panel that meets its lock squarely is a real security upgrade over one that has to be forced. Our sliding door roller & track repair page covers the hardware side in more depth.

Windows

Window Repair in Miramar

Miramar’s window stock is mostly two generations deep. The subdivisions west of Flamingo Road run hung windows on spring balances and casements on crank operators; the townhomes add awning windows over the kitchens. Balances snap and let a sash drop without warning, cranks strip until a window will not pull shut, and the locks on twenty-year-old units stop drawing the sash tight. Our window repair service replaces the failed part — balance, operator, lock or latch — and leaves the window itself in the wall.

Glass is the other half of the call list. Insulated panes fog as their seals age out, and a stray ball or a storm-blown branch can crack a pane in a house that is otherwise sound. With window glass replacement, fresh glass is seated in the frame already in the wall, provided it still runs straight and true. Hurricane-rated units are serviced under impact windows and doors, and the torn lanai and pool-cage screening that shows up on the same visit belongs to our screen repair service.

Our default in Miramar is the same as everywhere: keep the original window working. Subdivision windows were built to a decent standard, and nine times out of ten a part has failed, not the window. When we do find a frame that has genuinely given up, we will show you exactly what we found before we talk about replacing anything.

Repair or Replace

Door Repair vs. Replacement

Miramar doors fail in two ways: the part wears out, or the unit itself is done. The first is common. The second is rare. Here is the line between them.

Repair — When the trouble sits in a replaceable part — flattened rollers, a latch out of line, a damaged stretch of track, hinges letting a door droop — an door repair at the part level ends it. The frame is never touched, and neither is the rest of your week.

Replacement — A cracked or rotted frame changes the answer, and so does damage that runs through the whole unit, or a planned upgrade to hurricane-rated glass. Then the honest move is a full door replacement: measured for the opening, fitted and sealed in a single visit.

Sliding doors — Nothing in the house repairs better. Rollers, tracks, locks and alignment between them cover nearly anything a sliding glass door can do wrong.

Impact / hurricane doors earn their rating from fit and seals, so every service visit checks both. A unit that has lost its rating should be replaced, not serviced — we will tell you if yours is there.

We inspect first and argue for the smaller job whenever the smaller job is real.

For Businesses

Commercial Door Service in Miramar

Miramar’s businesses run on two corridors: the Miramar Parkway strip of plazas, clinics and restaurants, and the Flamingo Road commercial edge. A storefront door that drags or a closer that slams is a customer-facing problem, and our commercial door repair covers the full hardware list — closers, locks, hinges, pivots and storefront glass — with commercial door installation when a unit is finished. Tell us your opening hours when you book and we will build the visit around them.

Local Conditions

Why Miramar
is hard on doors

Miramar sits inland, away from the beach — but South Florida’s climate does not need an ocean to wear a door out. Heat, humidity and subdivision life do the work here.

  • Builder-grade hardware, aging togetherWhole subdivisions were fitted with the same rollers and balances in the same years, and those parts reach the end of their life on the same schedule.
  • Sun and heatWest-facing sliders bake every afternoon; seals dry out, weatherstripping goes brittle, and lubricant in tracks and locks breaks down.
  • Pools and lanaisChlorinated pool air and constant lanai use wear screening, rollers and patio hardware faster than in a house without a cage.
  • Storm seasonSummer storms drive rain sideways against patio doors, and a hard blow can shift a panel enough that its lock stops meeting the keeper.

HOAs & Managed Communities

Gated subdivisions and association-run communities cover most of Miramar, and many set terms for exterior work and service visits. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins. A quick call first lets us plan around your community’s gate and access procedures.

The stock is young by South Florida standards and remarkably consistent: single-family houses and townhomes built from the 1990s onward, almost all of them with a patio slider at the back and a screened lanai behind it. That consistency is good news for repair — the failure patterns are known, the parts are standard, and a door that has gone heavy is almost always a hardware job rather than a door job. The older streets east of University Drive run smaller and simpler, with hung windows and aluminum sliders of an earlier generation.

Miramar addresses sit in four ZIP codes: 33023, 33025, 33027 and 33029. All four sit within the Broward County ranges published on our Broward County page — the ZIP checker there will confirm any Miramar address you give it.

Almost always the rollers. In subdivision homes of Miramar’s age, the original builder-grade rollers flatten and their bearings seize, so the panel drags on the track instead of rolling. The fix is mechanical: stainless replacement rollers, and track work matched to what the rail actually needs — a straightening, a cap, or a new track. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.

Yes. Lanai and pool-cage panels are part of our screen work: we replace torn or slack mesh, re-fit panels that have pulled from their frames, and check the screen door’s own rollers and latch while we are there.

Both. Miramar’s hung windows fail at their balances, its casements at the crank operators, and the locks on older units stop pulling the sash tight. Each failure gets its part replaced; a cracked or fogged pane is a glass swap that leaves the window itself alone.

Yes — Miramar Parkway and Flamingo Road businesses are regular work for us: storefronts, clinics, restaurants and offices, calling for closers, locks, pivots and storefront glass, plus installation when a door is finished. Trading hours, shared when you book, shape the visit.

It is common in Miramar’s subdivision stock: heat and humidity swell the door and frame slightly, and hinges that have carried the door for fifteen years sag a little each year. Usually the fix is at the hardware level — hinges, strike alignment, threshold and weatherstripping — not a new door.
