Where We Work
Miami Beach is a barrier island of condo towers, hotels and older low-rise buildings, and nearly every door in it works against the Atlantic. Balcony sliders take salt air at thirty floors up; lobby and storefront doors cycle thousands of times a week; even the quietest side street sits a few hundred yards from open water. The failures concentrate the same way: corroded rollers, pitted tracks, locks and closers giving up early. LM Doors and Windows Repair handles door repair, window repair and door replacement throughout Miami Beach.
What We Do
Every service below is available throughout Miami Beach — Same-Day Appointments Available.
Balcony sliders serviced as a complete mechanism — rollers, tracks, locks and handles — across the Collins Avenue towers and the island’s older buildings.
Rollers that have seized or worn flat are replaced with stainless, corrosion-resistant sets; rails are straightened, capped in stainless or renewed.
Unit entry doors that sag, stick or refuse to latch — hinges, locks, thresholds and frames made right.
Hurricane-rated doors and windows serviced end to end — seals, alignment, hardware — and replaced when a unit no longer holds its rating.
Closers, pivots, panic hardware and storefront glass for Lincoln Road, Ocean Drive and the hotel corridors.
Leaks, squeaks and panels that drift out of line, corrected — hinges, rollers, seals and glass.
Casement cranks, hung-window balances, locks and latches repaired at the part level.
Cracked, fogged and storm-broken panes replaced with new glass set into your existing frame.
Balcony, window and door screening renewed where sun and salt air have slackened or torn the mesh.
Most Requested
In Miami Beach the hardest-working door in most residences is the balcony slider. Towers along Collins Avenue stack them thirty and forty high, every one facing the ocean, every one opened against salt wind daily. Lower down, the older buildings of North Beach run the same panels at street level, many of them original aluminum units whose hardware has cycled in marine air for decades. The island’s refrain follows: panels that take two hands, a grinding run, a jump off the rail, a lock that stops short of its keeper.
Our sliding glass door repair works on the mechanism first. The failed rollers are swapped for stainless-steel, corrosion-resistant components, because standard bearings give up quickly in air this salty. The track gets cleaned out and assessed: bent runs straightened, worn rails capped in stainless, and sections replaced where the damage runs past saving. Locks and handles are replaced or reset, and the panel is aligned until it closes square and the seal meets along its full height. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required. The hardware side gets its own treatment on our sliding door roller & track repair page.
There is a security side as well. A panel that has sunk on worn rollers and no longer reaches its lock leaves the unit open, whatever the door looks like from inside. We re-seat sunken panels, correct the alignment, swap the hardware the salt has ruined, and fit fresh weatherstripping so driven rain stays on the outside of the glass.
Windows
Tower windows here are mostly large sliding and fixed units beside operable casements, and the casement crank operators are usually the first casualty of the salt air. The older low-rise stock — the garden buildings of North Beach and the side streets off Washington Avenue — leans on hung windows running on balances that wear until the sash drops. Our window repair works through both lists at the part level: balance, crank operator, lock or latch.
Glass calls come in two kinds: storm-cracked panes on one side, insulated units fogged where their seals have failed on the other. With window glass replacement, a new pane is set into the frame you already have, whenever that frame is sound. Rated hurricane units follow the impact windows and doors path — seals, alignment and hardware — and torn balcony or window screening belongs to screen repair.
Plenty of Miami Beach units still run the windows they were built with, and keeping them in service is our default — most of the time a part has failed, not the window. If a frame has genuinely failed, the inspection will show it, and we will walk you through exactly what we found before any replacement is discussed.
Repair or Replace
Some Miami Beach doors need a part and an hour. A few are finished. This is the line we use to tell them apart.
Repair — The fault sits in hardware that can be swapped: seized rollers, a latch missing its strike, a bent stretch of track, hinges worn enough to drop the door. Door repair handles all of it at the part level, frame untouched, usually in a single visit.
Replacement — The frame itself has cracked or rotted, the damage runs through the whole unit, or the goal is a step up in hurricane rating. At that point the honest recommendation changes: a complete door replacement, measured to the opening and fitted and sealed in one visit.
Sliding doors — The most fixable doors on the island. Between them, rollers, tracks, locks and alignment answer nearly every sliding-door failure with a part-level cure — and on a tower balcony, repair also avoids the approvals and freight-elevator logistics a replacement involves.
Impact / hurricane doors protect through fit and sealing, so every service visit checks both. When a unit can no longer hold its rating, servicing stops being the answer — we will tell you when we see one.
The inspection decides, and we report it the same way either way: repair where repair holds, replacement only where it does not.
For Businesses
For a Miami Beach business, a door that sticks, drags or will not latch is lost revenue on a timer — and this island runs on doors: Lincoln Road storefronts, Ocean Drive restaurants and hotels, Collins Avenue towers with lobby and service doors cycling all day. Our commercial door repair handles closers, locks, hinges, pivots, panic devices and storefront glass — the hardware those doors live on — and commercial door installation takes over when a door is finished. Tell us your operating hours and the building’s access limits when you call; the schedule is built around them.
Local Conditions
A narrow barrier island with the Atlantic on one side and Biscayne Bay on the other — there is no inland in Miami Beach, and door hardware gets no break from marine air anywhere in the city.
Condos & HOAs
Condos are the default housing on Miami Beach — the Collins Avenue towers, the mid-rise buildings of Mid-Beach and North Beach, and associations behind most of the island’s residential doors. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins. One call ahead lets us plan around loading docks, freight elevators and your building’s access hours.
Neighborhoods
South Beach · Mid-Beach · North Beach · Collins Avenue · Lincoln Road · Ocean Drive · Washington Avenue · And the bay-side streets in between.
Three bands, three patterns of wear. South Beach mixes historic low-rise buildings and full-service towers — original windows beside rated impact units, often in the same building. Mid-Beach is tower country: long runs of balconies taking the ocean directly, with hardware cycling at height. North Beach is quieter and more residential — older condo buildings and garden apartments whose sliders and hung windows reward repair over replacement.
Three ZIP codes cover the island: 33139, 33140 and 33141. All three fall within the Miami-Dade County ranges on our Miami-Dade County page — the ZIP checker there confirms coverage for any island address.
Common Questions
Yes. The towers along Collins Avenue keep us busy — balcony sliders, impact units and entry doors throughout buildings that take the ocean head-on. When you book, tell us your building’s freight elevator, access and parking rules, and the visit is planned around them.

Almost always the rollers. In Miami Beach the salt air reaches every floor, and it corrodes roller bearings and the track they run on until the panel drags instead of rolling. The fix is a fresh set of stainless-steel, corrosion-resistant rollers, with the track repaired, straightened or replaced to match its condition. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.
Both. Tower and low-rise windows alike fail at their hardware first — the crank operators on casements and awnings, the balances inside hung sashes, the locks and latches that pull a window shut. The failed part is replaced, and a cracked or fogged pane is changed on its own, without changing the window around it.
Often, yes. Where the frame and panel survived, the replacement pane is set into the unit you have. Where the frame was damaged too, we will show you the damage and quote the replacement instead.
Yes — Lincoln Road storefronts, Ocean Drive restaurants and hotels, and towers across the island call us for closers, panic devices, locks, hinges, pivots and storefront glass, and for installation when a door is finished. Give us your operating hours when you book, and we schedule around them wherever the building allows.
Usually. An older aluminum slider’s frame and glass commonly outlast the hardware by decades, and the hardware — rollers, tracks, locks, handles — is exactly the part that can be replaced. We inspect the frame first; when it is sound, a hardware repair beats a replacement on every measure that matters, especially against the cost and approvals a tower replacement involves.
