Where We Work
Little Havana is a neighborhood of the City of Miami, and its main street does the introducing: Calle Ocho — Southwest 8th Street — runs storefront to storefront through its heart. Behind the cafeterias, cigar shops and services stands the residential fabric the street serves: older multifamily walk-ups and small apartment buildings, and single-family streets running west toward West Miami. The stock is aged and worked hard; doors and windows here have been cycling for generations. LM Doors and Windows Repair covers door repair, window repair and door replacement across the neighborhood, from the corridor’s entries to the walk-ups’ hardware.
What We Do
Along the corridor and through the residential blocks behind it, the services below run across all of Little Havana — Same-Day Appointments Available.
Residential sliders in walk-ups and houses returned to a smooth roll — rollers, tracks and locks serviced.
Roller and track repair with stainless, corrosion-resistant components where the older systems accept them.
Entry doors on older homes and walk-ups re-hung and re-latched — hinges, locks, thresholds, frames.
Impact units serviced for seals, fit and hardware, and replaced when the old units stop rating.
Calle Ocho storefronts: entries, closers, locks and glass for the corridor’s cafeterias, shops and services.
Shower door hinges, rollers, seals and glass repaired in apartments and houses.
Older windows kept working — balances, locks, latches and jalousie hardware attended at the part level.
Fogged insulated panes and cracked glass replaced inside their existing frames.
Window and door screening replaced or re-fitted where age and sun have torn it.
Most Requested
The sliding doors of Little Havana live in the neighborhood’s newer infill and in the rear units of its older buildings — aluminum systems of an earlier, lighter generation, asked to work in Miami heat and humidity every day of the year. Their biography is the usual one: rollers wear flat, the panel drops and drags, grit scores the track, and the lock — asked to meet a keeper that has drifted — stops catching, which in a ground-floor unit is a security problem, not a nuisance.
Our sliding glass door repair answers with the parts the door was built around: rollers replaced, stainless-steel and corrosion-resistant where the system takes them, track cleaned, straightened or capped, panel re-seated and lock re-aligned. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required. The detail is set out on our sliding door roller & track repair page.
On this stock the economics are firmly on repair’s side. The frames in the walk-ups and older houses were built heavily for their era; it is the moving parts that have spent themselves, and moving parts can be changed.
Windows
Little Havana’s windows are a working museum of Miami hardware: early hung windows with tired balances, awning units on stiff operators, and jalousies — the louvered glass Miami ran on before air-conditioning — still serving in the oldest buildings. Our window repair keeps that stock working at the mechanism: balances, operators, locks, latches, and the patience older hardware asks for.
Where glass has failed, window glass replacement installs a new unit inside the frame that stands; rated openings are maintained under impact windows and doors; torn screening is handled by screen repair.
Replacement of a whole window is for the frame that has rotted, corroded or racked beyond saving. Landlords and owners hear the same rule from us as everyone: the part first, the unit only when the part can no longer carry it.
Repair or Replace
On older stock, and often on a landlord’s budget, this decision matters more than most. Our position is consistent: show the failed part, then talk.
Repair — Rollers flattened by decades, locks missing keepers, balances that dropped their sash, hinges eased loose in swollen timber. The ordinary failures of this housing stock, each answered by a part-level door repair or window repair.
Replacement — A frame rotted or corroded through, storm damage that twisted an opening, or an owner’s choice to bring a unit up to current impact rating: the ground for a complete door replacement, planned with the building’s other tenants in mind.
Sliding doors — The neighborhood’s best repair candidates. A sliding glass door’s failures live in rollers, tracks, locks and alignment — all changeable without disturbing the frame around them.
Impact / hurricane doors rate on seals and fit, so a service checks both and renews what can be renewed — and reports honestly when an older unit can no longer hold its rating.
For owners of several units, we will survey the building’s doors and windows and rank the work — security first, weather second, cosmetics last — before anything is booked.
For Businesses
Calle Ocho trades all day, and its doors trade with it: cafeteria and restaurant entries, retail storefronts, service businesses and the walk-up lobbies behind them. A closer that slams on customers or a storefront lock that will not throw is a same-week problem for any business on the corridor. Our commercial door repair keeps those entries cycling — closers, hinges, locks, pivots and storefront glass — and commercial door installation handles the change-out when an entry is done. The schedule bends to trading hours; it always has to.
Local Conditions
Little Havana’s doors age in the open: old hardware, humid air, hard daily use on the corridor, and buildings whose moving parts have been moving for a very long time.
Owners & Buildings
The neighborhood’s buildings are mostly small and owner-held: a walk-up’s exterior doors and windows belong to the building, its tenants hold the schedules, and a repair has to be arranged with both. Access, approvals and paperwork are settled before the crew is sent. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
Owners and managers with several units or buildings can see the organized arrangement on our association and property-manager services page — building entries, common areas and in-unit work under a single contact.
Neighborhoods
Calle Ocho (SW 8th Street) · The blocks around Domino Park · The Flagler Street corridor · The residential streets west toward West Miami
Calle Ocho is the spine — cafeterias, cigar rollers, fruit stands and services behind storefront glass, with Domino Park’s regulars a block off the line. Flagler Street, a few blocks north, carries a second, quieter commercial row. Between and behind them run the residential streets: walk-ups and small apartment houses near the corridor, single-family blocks thickening as you head west, toward the Shenandoah edge in the south. Little Havana is one of the City of Miami’s own neighborhoods — our Miami page takes the city as a whole, and Wynwood, just northeast, has a page of its own.
Three ZIP codes divide the neighborhood — 33125, 33128 and 33135 — each shared with the central-Miami districts around it, from the downtown edge to Shenandoah. All three sit within the Miami-Dade County ranges on our Miami-Dade County page, where the ZIP checker confirms coverage for any address.
Common Questions
A repair, almost always. Slamming is the door closer losing its sweep control — a wear part at the top of the door. If the closer still holds its oil and adjustment we tune it; if it is spent we replace it, and the hinges, latch and seals are checked on the same visit.
That is our default approach on this stock. The failures are balances, operators, locks and latches — replaceable parts — while the frames of these buildings were built to last. We replace a whole window only when the frame itself has failed.
Same-Day Appointments Available — call (305) 833-9474 to schedule.
We arrange them with you before the visit, and coordinate with your tenants on timing. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
In most cases, yes. A lock that will not catch is usually a dropped panel: worn rollers have lowered the door until the latch misses its keeper. Restore the height with new rollers — stainless and corrosion-resistant where the system takes them — and the lock meets home again; a worn lock itself is replaced. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.
Rarely. Seasonal sticking is typically the leaf swelling against tired hinges, a drifted latch and perished seals — all adjustable or replaceable. Replacement is for slabs or frames that have genuinely failed, and we will show you which one you have.
We repair them. Jalousies fail at their operators and clips and lose louvers to breakage — all serviceable, and the parts remain obtainable. On the oldest Little Havana buildings they are part of the architecture, and keeping them working is usually the right call.
Yes. For owners and managers we will walk the building, test the entries, sliders and windows, and rank what we find — security and weather-tightness first — so the work is booked in the order it matters, not the order it was noticed.
