Sliding Glass Door Repair
Island balcony sliders freed and re-rolled — the most corrosion-beaten hardware in the county, renewed at the parts level.

Where We Work
Key Biscayne is an island village with one road in — across the Rickenbacker Causeway — and salt air on every street of it. Condo towers cluster near the entrance; behind them, single-family homes fill the interior streets; parkland closes both tips of the island. No door or window here is ever out of the weather: the bay is on one side, the ocean on the other, and the air between them carries salt twelve months a year. That makes this a corrosion page before it is anything else — and it is the work LM Doors and Windows Repair crosses the causeway to do: door repair, window repair and door replacement for the whole island.

What We Do
Towers at the entrance, houses in the interior, the village center between — every service below is offered island-wide. Same-Day Appointments Available.
Island balcony sliders freed and re-rolled — the most corrosion-beaten hardware in the county, renewed at the parts level.
The island specialty: rollers and tracks in stainless, corrosion-resistant grades, plus stainless track caps over scored metal.
Unit and house entry doors re-hung and resealed — hinges, locks and thresholds against salt air.
Impact units serviced for seals, fit and hardware — the island’s storm line, kept rating.
Village-center shops, restaurants and club doors: closers, locks and storefront glass.
Shower enclosures in condos and homes repaired — hinges, rollers, seals and glass.
Windows attended at the mechanism: operators, balances and locks that salt stiffens early here.
Fogged insulated glass — the island’s signature failure — replaced inside its existing frame.
Screening on balconies and windows renewed where salt air and wind have frayed it.
Most Requested
On the mainland, a roller corrodes on a schedule. On Key Biscayne it corrodes on fast-forward. Salt aerosol reaches every balcony and patio on the island; it works into bearings, pits track surfaces, and stiffens locks until a sliding door that rolled last year needs a shoulder this year. The towers’ oversized impact panels make it worse — more weight on the same two roller sets, in the same salt, at greater height and wind load.
Our sliding glass door repair is specified for exactly this exposure. The rollers that come out are replaced by stainless-steel, corrosion-resistant components, each set rated for the weight of the panel it carries; tracks are cleaned, straightened, renewed or capped in stainless where the metal has pitted; locks and alignment are reset once the panel rides true. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required. Our sliding door roller & track repair page details the corrosion-resistant specification.
In the single-family streets the same treatment applies at patio scale, and in the towers the visit is planned around the building — freight elevator, contractor hours, insurance paperwork — before the causeway is ever crossed.
Windows
Island windows fail at their mechanisms first: crank operators on casements corrode early, balances tire, locks seize with salt. The fixed panes follow, fogging as sun and salt air work their seals. Our window repair works through the mechanical list part by part — an operator here, a balance there, a lock or a latch — because the frames behind them usually hold years of life yet.
Fogged glass is changed in place through window glass replacement — the insulated unit inside its frame, the tower’s exterior untouched. Rated openings are maintained under impact windows and doors, and screening falls to screen repair.
Complete window replacement is the last conversation, not the first: a frame corroded through or a unit damaged past truing. On an island where every material crosses a causeway, the repair-first order is worth money as well as time.
Repair or Replace
Island logistics raise the price of every wrong decision: materials cross the causeway once, and a replacement ordered in error is an expensive lesson. So the island rule is strict — parts first, units when the frame says so.
Repair — Seized rollers, pitted tracks, locks stiff with salt, operators corroded, entry doors eased loose on their hinges. Corrosion’s ordinary harvest, answered part by part with a focused door repair and its window equivalents.
Replacement — Frames corroded through, an opening damaged past truing, or a planned upgrade of an elevation to current impact glass: the case for a complete door replacement, planned as one island trip, fully measured in advance.
Sliding doors — The island’s best repair candidates. A sliding glass door in salt air fails in its rollers, tracks and locks years before its frame does — and those parts are changed in place.
Impact / hurricane doors are the island’s storm line and rate on seals and fit; service renews gaskets and alignment while the unit still rates, and flags the season it stops.
Measurement precedes advice here by ritual: nothing is recommended that has not been sized, tested and photographed first.
For Businesses
The village center carries the island’s working doors — shops, cafés and restaurants along the main streets, the clubs and small hotels, the marinas’ service buildings. Their entries cycle in salt air like everything else on the island, only faster for the traffic. Our commercial door repair covers closers, locks, hinges and storefront glass for those doors, and commercial door installation replaces an entry when it is done — scheduled around trading hours and the causeway run alike.
Local Conditions
There is no sheltered side of this island. Every mechanism in every building breathes salted air around the clock, and hardware life is measured against that fact alone.
Condos & Island Buildings
The island’s towers run their buildings properly: contractor hours, freight elevators, insurance certificates and exterior standards govern any work on a balcony door or window, and the single-family streets have their own association pockets. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
Building managers and associations can review the wider service on our association and property-manager services page — common-area doors and in-unit work under one coordinated arrangement.
Neighborhoods
The entrance condo corridor · The interior single-family streets · The village center · The harbor side along Harbor Drive
The island reads in bands. At the entrance stand the condo towers, their balconies stacked over the bay and the beach, hardware aging fastest where the exposure is greatest. The interior streets settle into single-family village life — garden walls, mature canopy, patio sliders opening to private pools. The village center concentrates the shops and restaurants, and Harbor Drive carries the harbor side, where the marinas keep the island’s working boats. One village, one ZIP code, one weather system.
Key Biscayne has a single ZIP code — 33149 — for the whole island, towers to tip. It sits within the Miami-Dade County ranges published on our Miami-Dade County page; the checker there verifies coverage for any address on the island.
Common Questions
Because there is no inland here. Salt aerosol from the bay and the ocean reaches every street and every floor, and it attacks bearings, tracks and lock mechanisms continuously. Our answer is specification: stainless-steel, corrosion-resistant rollers and hardware, and stainless track caps where the track surface has pitted.
Yes — it is the standard shape of tower work on the island. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.

Usually, yes. Fog is a failed insulated seal, and the cure is a new unit fitted inside the frame that already stands; the tower’s exterior is untouched, and the only coordination is the freight elevator — arranged as part of the visit.
Not always. A pitted track can often be capped in stainless — a corrosion-resistant surface over the sound metal beneath — restoring a smooth roll without a full track renewal. Where the metal has failed structurally, replacement is the honest call, and we will show you the difference. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.
Both — the interior streets are half the island’s work. Patio sliders, entry doors, windows and screens in the houses get the same corrosion-resistant specification as the towers, because the air does not distinguish between them.
A seized lock is treated as a security item, not a cosmetic one. The mechanism is freed or replaced, the panel’s alignment is checked so the latch meets its keeper squarely, and the door is left locking positively before we go.
Yes. Rated units are serviced on their seals, fit and hardware — the three things the rating stands on — and the visit reports honestly on which still rate and which to plan on replacing before the season turns.
