Where We Work
Homestead is the southern anchor of Miami-Dade — a city with a historic downtown at one end and some of the county’s newest subdivisions spreading east, with farm country at its edges. Its doors work in a storm-exposed, sun-beaten climate: entry systems that take the weather head-on, and builder-grade sliders and windows in the new developments cycling hard from their first year. LM Doors and Windows Repair runs door repair, window repair and door replacement throughout Homestead.
What We Do
Every service below is available throughout Homestead, from the historic downtown to the newest east-side streets — Same-Day Appointments Available.
Subdivision patio sliders and downtown-house doors alike — the full mechanism, serviced end to end.
Rollers and tracks renewed under newer and older panels — stainless rollers, rails straightened, capped or replaced.
Storm-exposed entry doors re-sealed, re-hung and re-latched — the door that takes the weather first.
Hurricane-rated units serviced for seals and fit across the new subdivisions; replaced when a rating lapses.
Downtown and US-1 corridor storefronts and offices — closers, locks, pivots and glass kept in service.
Shower enclosures in new and older bathrooms — hinges, rollers, seals and glass.
Windows repaired at the failed part — balances, locks, latches, slider rollers.
Replacement panes for cracked and fogged glass in the frame already standing.
Patio, pool and window screening replaced where sun and storms have shredded it.
Most Requested
Homestead’s sliding doors split by the city’s two ages. In the east-side subdivisions they are new doors working their first years — builder-grade rollers and hardware that wear early under daily family use. In the older streets around downtown they are seasoned aluminum units whose running gear has been cycling for decades. Different ages, identical symptoms: heavy, grinding, jumping, locks missing. Our sliding glass door repair answers both.
The mechanism is the job. Rollers are replaced with stainless-steel, corrosion-resistant components — farm-country air is humid air, and it corrodes like the coast’s, only slower. Tracks are cleaned, straightened, capped in stainless where worn, replaced where done. Locks, handles and alignment are reset so the panel seals square. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required. The hardware detail is on our sliding door roller & track repair page.
At the front of the house, the entry door is Homestead’s weather door: it takes the driven rain and the storm season first. Thresholds, weatherstripping, hinges and latch geometry are the difference between a door that sheds a storm and one that admits it — the whole list lives under entry door repair. Settling earns a mention too: as houses age, frames shift a fraction at a time, and many a “warped” Homestead door is only out of square — an alignment problem with an alignment answer.
Windows
Newer Homestead windows fail young and at the hardware — locks that stop seating, balances that tire, rollers in sliding windows that make them judder — while older homes run the same list after longer service. Our window repair keeps the distinction simple: the failed part is replaced; the window is not.
For glass: panes cracked by storm debris and lawn work, insulated units fogged by seal failure. Window glass replacement renews the pane inside the standing frame. Hurricane-rated units take the impact windows and doors service path, and the sun-shredded screening on patios and pools is renewed through screen repair.
Homestead also asks a storm question of its windows: after a hard blow, the checks run to frames shifted in their openings, locks that no longer seat, and seals torn by debris. Those are worked through window by window — and most post-storm window trouble turns out to be hardware and seals rather than glass and frames.
Repair or Replace
A city of brand-new doors and decades-old doors asks the question differently at each end. Our Homestead working order:
Repair — Early-worn rollers in a new subdivision, a grooved track, a storm-loosened entry, a latch that misses. Parts failures on sound units — a focused door repair settles the list.
Replacement — Frame damage, whole-unit storm damage, or an upgrade to hurricane-rated protection: a door replacement measured and fitted to the opening.
Sliding doors — Repairable at almost any age: rollers, tracks, locks and alignment cover the failures a sliding glass door develops, new or old.
Impact / hurricane doors hold their rating through seals and fit; both are checked at every service, and a unit past its rating gets a replacement recommendation.
We would rather show you a worn roller than a sales pitch: the inspection decides, and its findings are yours to see.
For Businesses
Homestead’s commercial doors line its historic downtown and the US-1 and Krome Avenue corridors: storefronts, restaurants, offices and the service businesses of a farm-gateway city. Closers, locks, hinges, pivots and storefront glass are the standing list for our commercial door repair, with commercial door installation when a unit is finished. Share your hours when you book; we will work around them.
The farm economy adds its own doors — service and supply businesses at the city’s edges run wide, hard-used entries that fail at hinges, closers and thresholds, and they are serviced on the same commercial list.
Local Conditions
The southern end of the county gets the full measure: storm exposure, fierce sun, farm-country humidity and two generations of housing stock wearing at once.
Condos & HOAs
The east-side subdivisions are association communities — their rules on exterior doors, glass and approved work can attach to any replacement, and their documentation requirements are part of scheduling. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins. One call first keeps the approvals ahead of the appointment.
Boards and managers will find the common-area and in-unit scope set out under our services for associations and property managers.
Neighborhoods
Historic downtown · The east-side subdivisions · Krome Avenue · The US-1 corridor · The farm-country edges · And streets throughout the city.
The city’s two stocks tell its history. Downtown and the older streets hold the homes of a farm town that rebuilt itself after Hurricane Andrew. East of it, subdivision after subdivision of new construction houses the county’s southward growth. Servicing Homestead means moving between those stocks daily — seasoned aluminum in the morning, builder-grade hardware by afternoon.
The ZIP spread tells the same two-age story: 33030 holds the historic core, while 33033, 33034 and 33035 spread across the newer growth east and north.
The historic core asks its own questions: older wood entries and early windows on the downtown streets, where the work is preservation-minded — align, seal and re-hardware the original door before anyone discusses replacing a piece of the city’s fabric.
Four ZIP codes cover Homestead: 33030, 33033, 33034 and 33035 — the county’s southernmost set, all inside the Miami-Dade County ranges on our Miami-Dade County page. The checker there confirms coverage address by address.
Common Questions
Start with the seal system: weatherstripping, threshold and the door’s fit in its frame. Driven rain exploits small gaps and tired seals, and renewing them plus correcting alignment usually ends the leak. If the door or frame has rotted or split, we will show you and talk replacement.
Builder-grade rollers are the usual answer — they are the first wear item in a new home, and daily family use finds them quickly. We fit stainless-steel, corrosion-resistant rollers, straighten or cap the track, and the door typically out-serves its original hardware from then on.
Usually, yes. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.

Yes — newer windows fail at locks, balances and sliding rollers long before they fail as windows. We replace the failed part and keep the unit, which on a young house is nearly always the right economics.
In many cases, yes — if the door leaf and frame are sound, a new pane goes into the existing door. Where the frame took the damage too, we will say so plainly and quote the replacement.
Yes — downtown, Krome Avenue and the US-1 corridor. Closers, locks, hinges, pivots and storefront glass, with installation when a door is finished, scheduled around your trading hours wherever we can.
Usually, yes. Its glass and frame commonly outlast the running gear by decades; rollers, tracks, locks and handles are the replaceable wear parts. We inspect the frame first — sound frame, sensible repair.
