Door and Window Services for HOAs, Condos & Property Managers
- Licensed & Insured
- Same-Day Service
- Local South Florida Experts
One repair team for a community’s doors and windows — the lobby entrance and the fire doors, the clubhouse storefront and the sliders inside the units. We work with associations and management companies across Miami-Dade, Broward and Palm Beach, on the building’s terms: approvals, access rules and documentation handled as part of the job, not as an afterthought.
Doors and windows are where a managed community’s maintenance calls concentrate. Common-area doors cycle hundreds of times a day and fail at their closers, hinges and exit hardware. Inside the units, sliding doors corrode in the coastal air, window balances let go, and glass fogs or cracks. Most associations end up calling a different vendor for each of those problems — or one vendor who only handles half of them.
This page is the other way to run it. LM Doors and Windows Repair services the full opening — common areas and in-unit — for condominium associations, HOA communities, apartment properties and the management companies that run them. Repair first, replacement and installation when a unit is genuinely finished, and coordination with your office built into every visit.

Common-Area Doors and Entrances
The doors a whole community shares are the ones that cannot be left broken. A lobby door that will not latch is a security problem for every resident behind it. A fire-rated door whose closer no longer pulls it fully closed is a life-safety hardware failure, not a cosmetic one. A clubhouse or pool-gate door that drags and sticks generates complaints out of proportion to its size.
Common-area service covers the hardware those doors run on: closers, hinges and pivots, panic bars and exit devices, fire-rated door hardware and self-closing operation, storefront-style entrances, automatic door operators, thresholds and weatherstripping. It is the same scope as our commercial door repair service, scheduled the way a residential building needs it scheduled. When a common-area door is genuinely finished, commercial door installation handles the replacement.
In-Unit Doors and Windows
Inside the units, the calls repeat by the stack and by the floor: balcony and patio sliders whose rollers have corroded until the panel drags, locks that no longer meet, tracks worn into a groove. Our sliding glass door repair and roller and track repair services rebuild that mechanism with stainless-steel, corrosion-resistant components. Impact doors and windows get their seals, alignment and hardware checked so the units keep doing the job they were rated for.
Windows fail at their parts — balances that drop the sash, crank operators that stiffen, locks and latches that stop pulling the window shut — and window repair replaces the failed part. Cracked or fogged panes are changed inside the existing frame through window glass replacement, torn screening through screen repair, and unit entry doors — hinges, locks, thresholds — through entry door repair. For a manager, the point is simple: the resident’s door or window problem and the building’s door problem go to the same number.
How Scheduling and Coordination Work
Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
In practice, the visit is planned with your office before a technician is dispatched: what the association needs from us on paper, where the crew checks in, which entrances and elevators to use, and the hours the building allows work. For in-unit repairs, tell us how your community wants appointments arranged — through the management office, or with the resident directly — and we will follow that route.
Communities use this service two ways: a single call for the door that failed today, and an ongoing relationship for the doors that keep failing — the same entrance closer three times a year, a run of balcony sliders in one stack of a tower. Either way starts the same way: call (305) 833-9474 or send the form, describe the property and the problem, and the first visit is set up around your requirements.
Documentation and Certificates of Insurance
Associations run on paper, and vendor work is no exception — approval forms, access documentation, Certificates of Insurance. If your association requires a Certificate of Insurance or specific documentation before a vendor works on site, tell us when you schedule. We coordinate with you and your building management before the work begins, so the paperwork is settled ahead of the visit rather than chased after it.
Communities We Serve
The service covers managed communities across Miami-Dade County, Broward County and Palm Beach County — condo towers on the coast, HOA communities inland, apartment properties in between. The service areas page lists every city covered, and the ZIP checker there confirms coverage for a specific property. Three communities show the pattern up close: Weston, where association rules govern nearly every exterior; Aventura, where high-rise towers run on building access and COI paperwork; and Boca Raton, where country-club communities hold vendors to strict appearance standards. In Coconut Creek, the pattern is the 55+ condo communities around Wynmoor, where balcony sliders and impact-unit hardware cycle daily. In Palm Beach Gardens, the pattern is the gated golf communities — PGA National, BallenIsles and Mirasol — where gate access and association approvals are arranged ahead of the visit. In Brickell, the pattern is the wall-to-wall condo towers, where every visit is arranged around management approvals, freight-elevator reservations and certificates of insurance sent ahead of time.
Common Questions
HOA & Property Manager
frequently asked questions
The doors and windows a community is responsible for, in both directions: common-area entrances, lobby and amenity doors, fire-rated door hardware, closers and exit devices — and the in-unit sliding doors, windows and glass that residents report through your office. One call covers the opening, whichever side of it failed.
Yes. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.
Either — that is your community’s call. Some associations route every in-unit appointment through the management office; others have residents contact us directly once the working relationship is in place. Tell us which way your community runs it and we will follow that process.
Same-Day Appointments Available — call (305) 833-9474 to schedule. Tell us it is a common-area security door when you call, so the visit is planned as the priority it is.
Both. Repair is the default — most door failures live in replaceable hardware. When a door or window unit is genuinely finished, replacement and installation are handled by the same team, measured and fitted for the opening, and the association’s approval requirements are coordinated the same way as for a repair.
Miami-Dade, Broward and Palm Beach counties — coastal condo towers, inland HOA communities and apartment properties across all three. The service areas page lists every city we cover.
