Commercial Door Repair

Commercial Door Repair

Storefront and commercial doors take heavy daily traffic, and it shows in the hardware first. When a closer, panic bar or alignment issue slows down your business, we fix it.

Technician servicing a commercial storefront glass door with a door closer

A commercial entry sees hundreds of open-and-close cycles a day, and that traffic wears out door closers, hinges and exit hardware faster than the frame itself ever fails. A door that slams, drags, or will not latch and lock on its own is almost always a hardware and alignment issue, not a reason to replace the whole unit.

Service covers door closer repair and adjustment, hinge and pivot repair, panic bar and exit device service, and fire-rated door hardware, along with storefront door alignment so the door closes square and locks reliably. We work around your operating hours where we can.

What's Included

What Actually Fails on a Commercial Door

Commercial doors rarely fail at the door slab itself. They fail at the moving hardware that cycles hundreds of times a day. These are the failures we are called for most:

Door closers

A closer controls both how fast the door swings and whether it latches at the end of the swing. A door that slams, swings too slowly to latch, or leaks hydraulic fluid at the closer body is showing closer failure. Some closers only need adjustment; a closer that has lost its fluid or its spring power needs replacement, and no adjustment will hold for long.

On a service call, closer problems usually announce themselves the same few ways: the door slams in the last few inches of the swing, creeps shut so slowly that it never quite latches, leaks oil down the door or onto the floor, or swings with no resistance at all after an arm has worked loose. Each symptom points to a different fix (adjustment, arm or shoe repair, or closer replacement), and we confirm which one it is on site before anything is replaced.

Panic bars and exit devices

Exit devices are life-safety hardware: they have to release with one push, every time, and latch securely when the door closes. Loose mounting, a worn latch, or a bar that sticks or fails to retract fully are all service items — repair and alignment first, hardware replacement when the device itself is worn out.

The calls we get on exit devices are usually about feel and reliability: a bar that rattles or feels loose in the hand, a latch that does not retract fully so the door has to be pulled a second time, or a door that pops back open because the latch missed the strike. A device that sticks partway is treated as urgent: the door has to open with one push from inside, every time. Most of these faults are mounting, latch or strike alignment problems that can be corrected without replacing the device.

Storefront doors

Aluminum storefront doors hang on pivots, and pivot wear is what lets the door sag until it drags on the threshold and stops meeting the lock. Storefront service centers on pivot and hinge repair, alignment, thresholds and weatherstripping, so the door closes square and locks reliably through a full day of traffic.

Storefront symptoms follow the pivot wear: the door scrapes or catches on the threshold, a widening gap appears at the lock side, the door rocks slightly when pushed, or the closer pulls it shut but it bounces off the latch instead of locking. Torn weatherstripping and a loose threshold usually show up at the same stage. Correcting the pivots and alignment at this point is what keeps a worn storefront door from becoming a door that will not secure the building.

Automatic door operators

For entrances that need powered opening, we provide automatic door operator installation on commercial doors. An operator also has to work with the door's closer, locks and exit hardware as one system, and the underlying door still needs to swing true and latch correctly on its own.

Fire-rated and metal doors

Fire-rated doors fail at the hardware, not at the door itself: a closer that no longer pulls the door fully closed, hinges worn enough to let the door drop and miss the latch, or exit hardware that does not engage cleanly. We service and replace that hardware (closers, hinges, latching and self-closing operation) and adjust the door so it closes completely and latches on every swing, the way the door is meant to work.

Metal and hollow-metal commercial doors bring their own problems: rust working through at the bottom rail, hinge screws pulling out of a fatigued frame, damage around the lock, and closer arms tearing at their fixings. We repair what can be repaired (hinges, hardware, thresholds and alignment), and when a metal door is rusted or damaged past saving, we say so plainly: that is a replacement conversation, not another repair.

Who We Work With

Industries we work with in South Florida

Commercial door service for properties that depend on safe, reliable openings every day. We service and replace fire-rated door hardware, closers, hinges, latching and self-closing operation as needed.

Retail Stores and Shopping Centers

Storefront doors take constant customer traffic. We keep them aligned, secure and closing properly through a full day of use. The storefronts along Atlantic Avenue in Delray Beach run that same all-day cycle of customer traffic. In Wynwood, the storefronts filling the converted warehouses — galleries, shops and restaurants — run that same all-day cycle.

Hotels and Hospitality Properties

Guest entrances and lobby doors need to work every time, for every guest. We handle the repair and installation work that keeps them reliable. In Lauderdale-by-the-Sea, the small hotels and guesthouses along El Mar Drive and Commercial Boulevard run their lobby and guest entrances through that same every-guest cycle.

Condos and Apartment Buildings

Shared entrances and lobby doors are a property manager's problem the moment they stop working right. We service these access points directly. See our HOA, condo and property manager services.

Medical and Healthcare Offices

Patients and staff need doors that open and close without a second thought. We keep entry points at medical facilities functioning properly.

Office Buildings

Daily staff and visitor traffic wears on entry hardware faster than it looks. We handle the repair and installation work behind a reliable office entrance.

Restaurants and Food Service

High-traffic hours put real strain on a restaurant's front door. We keep it functional, secure and easy to operate. In the Sawgrass district in Sunrise, shops and restaurants call us for closers that slam or leak, locks that stick and pivots that sag — and the visit is scheduled around their hours. In Oakland Park, the Dixie Highway culinary district runs its restaurant and storefront doors just as hard — closers, locks and pivots kept working, with the visit timed around the hours those kitchens keep.

Builders and Contractors

We work with builders and contractors on door installation tied to new construction and renovation projects.

Warehouses and Service Buildings

Utility and service doors take heavy daily use. We handle the repair and installation work that keeps them accessible and secure. Much of that work sits in Hialeah and Doral, the county's warehouse and logistics districts, where service doors cycle the hardest. Around the Port of Palm Beach in Riviera Beach, the working waterfront runs warehouses and marine services whose service and personnel doors cannot sit broken. Along Hallandale Beach Boulevard in Pembroke Park, the warehouse, distributor and storefront frontage runs personnel doors and service entries that are equipment, not decoration. In Belle Glade, packing-house, warehouse and supply-store entries cycle hard in dust and heat, and a door there that will not close or latch is a security problem by nightfall.

Common Questions

Commercial Door Repair
frequently asked questions

Typically the door closer has worn out or lost its adjustment, or the door itself has settled slightly and thrown off the latch alignment. It is a closer or alignment fix, not a full door replacement.

Yes. Panic bar and exit device repair, including alignment and hardware replacement, is a standard part of commercial door service.

Usually, yes. Slamming is a door closer problem — the closer has lost its adjustment or is starting to fail. If the closer still holds its fluid and spring power it can be adjusted; if it is leaking or worn out, the closer itself is replaced. The door and frame stay.

Yes. Automatic door operator installation is part of our commercial door service for entrances that need powered opening. The door itself is checked first — it has to swing true, close and latch correctly for the operator to work properly.

Yes. We service and replace fire-rated door hardware — closers, hinges, latching and self-closing operation — so the door closes and latches the way a rated door is required to.
