Where We Work

Door and Window Repair in
Coconut Grove, Miami, FL

  • Licensed & Insured
  • Same-Day Service
  • Local South Florida Experts

Coconut Grove is Miami’s oldest neighborhood — a bayside village the city grew up around, where 1920s cottages and historic homes stand under a canopy so dense it lowers the temperature, and where the streets east of McFarlane Road run straight down to Biscayne Bay. The door work follows the stock: original wood doors worth preserving, old windows running on old hardware, and bayfront sliders whose rollers live in salt air. LM Doors and Windows Repair provides door repair, window repair and door replacement throughout Coconut Grove.

Most Requested

Sliding Glass Door Repair in Coconut Grove

The Grove’s sliding doors divide by their distance from the bay. On the waterfront streets, wide sliders open homes to the water and take the same salt weather as any coastal door in the county — rollers pit, tracks roughen, locks fur up. A few streets inland, under the canopy, the stock runs older: aluminum sliders from the sixties and seventies in the garden homes, many still on original hardware, dragging from decades of grit, leaf litter and damp shade.

Our sliding glass door repair treats both kinds mechanically. Rollers are replaced with stainless-steel, corrosion-resistant components — the only sensible specification this close to the bay. Tracks are cleared of the canopy’s debris, straightened where they have bent, capped in stainless where the rail is worn, and renewed where corrosion has finished them. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required. The hardware detail lives on our sliding door roller & track repair page.

And a resealed slider is a drier house. A panel dropped on dead rollers gaps at its corners, and the Grove’s afternoon storms find those gaps. We re-seat the panel, set the alignment true and renew the weatherstripping, so the door closes square, locks clean and keeps the rain on the garden side of the glass.

Windows

Window Repair in Coconut Grove

Windows are where the Grove’s age shows most beautifully — and most mechanically. The historic cottages run original wood sash on balances and cords; mid-century homes run awning and casement windows on crank operators; everyone’s locks and latches have spent decades in damp, salty shade. Our window repair service is built for this stock: the failed part is replaced, the original window stays.

Glass follows the same philosophy. A cracked pane in an old sash is a pane, not a window: window glass replacement sets new glass into the existing frame. Fogged insulated units in the newer homes are swapped the same way. Rated units are serviced through impact windows and doors, and the porch screening the canopy rains debris on belongs to screen repair.

Preservation is not sentimentality; it is arithmetic. A 1920s window that has survived a century of Florida weather is a proven object, and its failure is nearly always a cord, a balance, an operator — a part. We will show you the part before we ever mention a replacement, and replacement only arrives when rot has taken the frame itself.

Repair or Replace

Door Repair vs. Replacement

In the Grove this question carries extra weight, because the door is often part of the house’s history. Here is how we answer it.

Repair — Worn rollers, a latch that misses, a track bent by a dropped panel, hinges letting a wood door sag. Part failures — and a focused door repair that leaves the original door, frame and character exactly where they were.

Replacement — Rot that has eaten a frame, damage across the whole unit, or a considered upgrade to hurricane-rated protection: that justifies a complete door replacement, measured to the opening and finished to suit the house.

Sliding doors — The survivors. Rollers, tracks, locks and alignment cure nearly everything a sliding glass door does wrong, even on panels that have been opening to the garden for forty years.

Impact / hurricane doors keep a hurricane rating only as long as the panel fits true and the seals hold. We test both on every service visit — and when a rated unit is past rating, we say so and recommend the replacement instead of dressing up a repair.

We will give you the verdict with the evidence in front of you. In the Grove, the repair column wins most of these arguments — the stock was built to be repaired.

For Businesses

Commercial Door Service in Coconut Grove

The village center works on doors of its own: cafés, galleries and shops around Grand Avenue and Main Highway, restaurants with garden terraces, the marina-side businesses. Their entries are often wood and glass in keeping with the neighborhood, and they cycle hard through the lunch and evening crowds. Our commercial door repair covers their closers, locks, hinges, pivots and storefront glass, and commercial door installation takes over when a door is done. Trading hours lead; the visit is scheduled around them.

Local Conditions

Why Coconut Grove
is hard on doors

The canopy fools people into thinking the Grove is sheltered. Under it, doors and windows live in permanent damp shade a few hundred yards from the bay — an environment that rots, swells and corrodes on its own schedule.

  • Bayfront saltThe eastern streets stand on Biscayne Bay, and the breeze that cools them carries salt into every roller, track and lock in the neighborhood, canopy or no canopy.
  • Shade and moistureThe famous tree cover keeps homes damp long after rain. Wood doors swell in their frames, hardware stays wet, and corrosion works in the shade without drying out.
  • A century of stockHomes from the 1920s stand beside mid-century and modern builds. The oldest doors and windows in Miami are here, still in daily service, still failing at their moving parts.
  • Storms off the waterHurricane weather comes straight off the bay, driving rain into seals and weatherstripping and testing every loose panel on the waterfront streets.

Buildings & Associations

Condos, Buildings & Associations

The Grove is mostly houses, but its Bayshore condo buildings and its neighborhood associations still set terms for exterior work — what may change, what must match, what paperwork comes first. Building and association requirements vary. Tell us about any approval, access, documentation, or Certificate of Insurance requirements when you schedule, and we'll coordinate with you and your building management before the work begins.

For boards and managers, our association and property-manager services page sets out how we handle entrances and in-unit work across a whole property.

The Grove’s districts share the canopy but not the stock. The bayfront streets east of McFarlane are the salt zone: larger homes, wide sliders, corrosion first. Center Grove and the village streets hold the historic cottages and the commercial core, where the preservation questions live. The western Grove runs to mid-century family homes with original windows and garden sliders. Coconut Grove is a neighborhood of the City of Miami — our Miami page takes the citywide view — and Brickell, its high-rise neighbor to the north, is covered on a page of its own.

The Grove runs on a single ZIP code: 33133 — inside the Miami-Dade ranges on our Miami-Dade County page, where the ZIP checker will confirm any address under the canopy.

Common Questions

Coconut Grove
frequently asked questions

Yes — repair is our default on historic stock, and it is usually the right answer mechanically as well as aesthetically. Original doors fail at hinges, locks, thresholds and weatherstripping, all of which are parts. We restore the swing, the latch and the seal, and the door your house was built with stays in its frame.

The rollers, and very likely the track beneath them. Bay air corrodes the bearings while canopy grit works into the rail, until the panel is dragging instead of rolling. The cure is a new set of stainless-steel, corrosion-resistant rollers and a track brought back — straightened, capped or replaced — to match. Many roller and track repairs can be completed in a single visit, depending on the condition of the door and the parts required.

That is some of our favorite work in this neighborhood. Balances and sash cords, crank operators, locks and latches are all replaceable, and the glass can be renewed pane by pane inside the original sash. The window keeps its proportions and its history; only the failed part is new.

Usually just the glass is. If the sash and frame survived the impact, a new pane goes into the existing window and the room is weathertight again. If the frame took structural damage, we will show you what we found and talk through the options honestly.

Yes. The Grand Avenue and Main Highway businesses — cafés, galleries, shops, restaurants — keep us busy with the full run of storefront hardware, and with installation when a door is done. Give us your hours and the visit is planned around them.

Often, yes. The glass and frames of the older bayfront units were built heavily; it is the rollers, tracks and locks that the salt has eaten, and those are parts. We inspect the frame for corrosion first — sound frames get the hardware restoration, and it is nearly always the sensible spend.
